How To Get Into A Rental
I recommend filling out their applications and paying the credit check fee assuming you fit their guidelines of income etc. once they have your information on file you can easily apply to the new rentals as they become available. Rentals are tight but they do come up just have to be quick to apply!
This is a list of property managment companies, I also suggest checking facebook marketplace, craigslist and zillow! Hopefully you found something by now.

Moving Tips from a Mom, Realtor, and Ukiah Local: Making Your Move Easier
Moving Tips from a Mom, Realtor, and Ukiah Local: Making Your Move Easier
Moving Tips from a Mom, Realtor, and Ukiah Local: Making Your Move Easier Hi there! I’m Kasie Gray, a realtor, a mom, and a Ukiah local who just recently moved into a new house. Moving can be overwhelming—whether it’s juggling kids, pets, timelines, or just dealing with the sheer chaos of packing. As someone who packed up my entire house in just two days and moved in one, I wanted to share my favorite tips and tricks to help make your moving process as smooth as possible. 1. Start Decluttering Before You Pack Moving is the perfect time to sort through your belongings and declutter. Trust me, it’s so much easier to handle this step before you start packing. Create three piles: Keep, Toss, and Donate. This way, by the time you’re ready to pack, everything you’re taking with you is already sorted. 2. Pack Room by Room When it’s time to pack, go room by room. Start with the spaces you use the least, like the dining room, guest bathroom, or playroom. This way, you can box up items you don’t need on a daily basis without disrupting your routine. Waiting until just a few days before the move can also make packing less stressful—you know your items won’t be in boxes for long. 3. Invest in Quality Packing Supplies If you can’t find free boxes (or it’s raining like it was for me), don’t hesitate to buy some from a store like Home Depot. Opt for medium-sized or small boxes—they’re easier to lift and less likely to break. Don’t forget a heavy-duty tape gun and a trusty Sharpie for labeling. And honestly, color-coded labels are optional—a simple note about what’s in the box and which room it belongs to will do the trick. 4. Use What You Already Have to Pack Fragile Items Save on packing materials by wrapping your dishes, glasses, and other breakables in towels, kitchen cloths, or blankets. It’s a great way to cut down on bubble wrap while making the most of the items you already own. 5. Pack an Essentials Box (or Suitcase) Pack an “essentials” box or suitcase with all the things you’ll need for the first few days in your new home. Include: Toiletries Paper towels A couple of outfits Chargers Cleaning supplies Snacks This box will save you from frantically searching through everything on your first night. 6. Use Suitcases for Heavy Items Suitcases are sturdy and easy to transport, making them perfect for heavy items like books. I packed all my daughter’s books in suitcases—it took a few, but they were much easier to move than heavy boxes. 7. Clothes in Trash Bags? Yes, Please! Skip the boxes for clothes! Instead, pack them in trash bags. You can tie up the tops, label them, and easily transport them. For extra organization, sort them into categories like “Dresses,” “T-Shirts,” or “Sweaters,” so you know exactly where to find what you need. 8. Use IKEA or Large Bags for Light, Bulky Items For items like toys, shoes, or other lightweight but bulky belongings, reusable IKEA bags or large tote bags are lifesavers. They’re sturdy, reusable, and make moving quick and easy—plus, you can carry several at once. 9. Hire Movers? Vet Them First If you’re hiring movers, do your homework! Check reviews, the Better Business Bureau, and past clients. Unfortunately, moving scams are a real thing, so make sure the company you hire is trustworthy and reputable. If you’re handling the move yourself, renting a U-Haul for one big trip is often the easiest option. 10. Don’t Forget Utilities Before you move, make sure you’ve set up your utilities (electricity, water, etc.) at the new house. You don’t want to arrive at your new home on a Friday night only to find out you’re without power or running water for the weekend. Bonus Tips for Moving with Kids Use suitcases or clear bins for their most essential toys and books so they feel settled right away. Pack their clothes by categories or outfits so you can quickly grab what they need. Keep them involved in small ways—let them pack a “special box” of their own belongings. Moving Doesn’t Have to Be Stressful Whether you’re moving across town or across the country, these tips can help make the process a little easier. And if you’re planning a move in Ukiah (or anywhere else!), I’d love to help. As a local realtor and mom, I understand how chaotic moving can be—and I’m here to support you through it. Ukiah Market Trends: January-November 2023 vs. January-November 2024
Ukiah Market Trends: January-November 2023 vs. January-November 2024 Hi, I’m Kasie Gray, a proud Ukiah resident and local realtor! Today, I’m diving into the Ukiah real estate market trends, comparing the numbers from January to November 2023 with the same period in 2024. Whether you're a buyer, a seller, or both, this data is essential to understanding where the market stands and how you can make informed decisions heading into 2025. 2024 vs. 2023: Key Market Insights The Ukiah real estate market has shown some significant changes over the past year. Here’s a breakdown of the trends: Inventory & Sales Homes for Sale: 2024: 63 homes were available for sale. 2023: 50 homes were on the market.Insight: Inventory increased, offering more options for buyers compared to 2023. Homes Sold: 2024: 150 homes were sold. 2023: 122 homes were sold.Insight: Sales activity rose, indicating strong demand in the Ukiah housing market. Home Prices Average Price per Square Foot: 2024: $324 2023: $313Insight: A year-over-year increase reflects steady growth in Ukiah’s property values. Average Sold Price: 2024: $599,000 2023: $499,000Insight: Home prices have increased significantly, making it a favorable market for sellers to capture equity. Days on Market 2024: 74 days 2023: 89 daysInsight: Homes are selling faster in 2024, showcasing a more competitive and active market. Sold vs. List Price Ratio 2024: 94% (e.g., a home listed for $100,000 sold for $94,000 on average). 2023: 93%Insight: Sellers are getting slightly closer to their asking prices in 2024. Average Active Price 2024: $812,000 2023: $722,000Insight: The increase in active listing prices reflects growing confidence in Ukiah’s housing market. Months of Inventory 2024: 4.5 monthsNeutral Market: 1-4 months = Seller’s Market 4-6 months = Neutral Market 6+ months = Buyer’s MarketInsight: Ukiah is currently in a balanced market, where both buyers and sellers have leverage. What Does This Mean for You? For Sellers: If you’re considering selling in 2025, this neutral market presents a fantastic opportunity. The combination of rising home values and steady demand allows sellers to maximize their equity while negotiating favorable terms with buyers. For Buyers: While inventory remains limited, buyers still have negotiating power. In a neutral market, buyers can request credits for repairs, closing costs, or other concessions, making it a great time to secure a deal without the pressure of a competitive seller’s market. Why Buy or Sell in a Neutral Market? A neutral market provides the best of both worlds: Sellers: You can capture the equity you’ve built while still attracting motivated buyers. Buyers: You can negotiate favorable terms on your purchase without the challenges of a seller-heavy market. If you're planning to sell your home and buy another, this balanced market allows you to make the transition smoothly without losing leverage on either side of the transaction. Ukiah’s Growing Real Estate Market Ukiah continues to grow as a desirable place to live, making it an excellent location for long-term investment. With rising prices and steady demand, your equity is likely to grow over time. While some homes are selling below their original list price, others are breaking records in certain neighborhoods. This highlights the importance of partnering with a knowledgeable advisor who can provide you with data-driven insights to help you make informed decisions. Is It the Right Time for You? The answer to whether you should buy or sell depends on your unique situation and goals. As your trusted Ukiah real estate expert, I’m here to help you navigate the market, whether it’s determining your home’s value, identifying opportunities, or creating a strategy to achieve your real estate goals.
