I get calls all the time from homeowners that are so stressed out wondering what to do to prepare their house for the market this spring, and wondering what to do when preparing their house for the market. So, this is a perfect video for you if that is something that won't get out of your head. Let's get started!
Hi, my name is Kasie Gray, I'm a realtor a broker associate a mother and I love helping people enjoy their life in Ukiah. I specialize in helping first-time sellers buy their dream homes. So I'm going to give you a few of my tips to prep your house for spring and prepare you for a busy season of selling. Selling your house in a hot market can be pretty stressful whether it's lots of showings figuring out how to arrange for dogs and kids and pets to get out of the house or just keeping your house clean on a day-to-day basis because I know, we've all left dishes in the sink once we're headed out the door.
The key to getting your home listed and getting it sold is preparing it well for the market. So a few of the prep tips that I recommend to every seller. First, you're going to want to declutter as much as possible and anything that is not completely necessary to your day-to-day life. Box it up and put it away. A house will sell 10 times better the cleaner and less cluttered it is.
Schedule a house cleaner, I know you love to clean your house but having someone else's eyes on it is a great way to prepare for your listing to go live whether it's cleaning the windows, extra cleaning the baseboards, or just getting that nasty grime off of your tub that you haven't been able to do for years.
Having hired help truly makes a huge difference if you have any brightly colored walls. Sometimes painting those in a neutral color is going to help make it a lot easier for buyers to digest as much. As we all want to say that we can look past some of the imperfections. Sometimes it's the little things that scare buyers away. So having a professional that can consult you on what to do to your home is a great way to put you at the top of the market and get your house sold for a higher price.
A few things that I'll need before coming to your house to check it out and get ready for listing is to have your homeowner's association info ready to go if there are any subdivision restrictions having that available knowing what you owe on your home. So I can help accurately get you a net sheet that will tell you exactly how much you will make off of the sale of your home after fees and closing costs.
If you have a copy of your previous appraisal, that is super helpful. If your house is in a flood zone, we will need an elevation certificate. I'll need a spare key for the lock box and I will send over property disclosure info that I'll need for you to have filled out. If there's a septic system we'll need a map or if there's a well we'll need a map for that as well. There are a few other things that we'll get into at the time of the meeting but this is to make sure you are prepped and ready to go before listing your home.
