Redwood Valley Tour | Ukiah, CA
Today, we're taking a tour of Redwood Valley California. So buckle up because we're driving through the whole entire town in just a quick video that we're gonna get started with right now.
Hi, my name is Kasie Gray, a realtor, broker associate, and your homegirl, real estate mom, expert, all the things in Ukiah, California, and the surrounding areas. One of the places I love to service is Redwood Valley California and there are a few reasons why I love it but we're going to take a look at some of those reasons now. I'm going to talk a little bit more as we get into the video but don't forget to like and subscribe and let's get into it.
So Redwood Valley California is a very unique place. It has a ton of different varieties of properties ranging from hundreds of acres to half an acre or a quarter of an acre or tenth of an acre and mobile home parks. It has tons of a wide variety of housing going on and you'll see that as we drive through different size houses super large a lot of manufacturing. We're seeing post the 2017 fires which happened, obviously in 2017 and burned almost 500 homes and were very tragic. Since then, we've seen a lot of new houses a lot of manufactured houses, and a lot of lands still sitting as you can see some of the pools on the land are still vacant and contaminated. Redwood Valley has a market that has a ton of amazing things from a deli to alcohol options to snacks and canned foods and all the things that you might possibly need.
They also have two bars: Vick's and the Cardi's, and they have a coffee station that recently went up and they travel in between places but typically in front of McCartney's. Which you can see I also have La Falapa which is a Mexican restaurant and my all-time favorite is Chester's chicken which is inside of the super rat in the same little shopping district as McCarty's bar. It's really to die for and I don't know what makes it so good. Road valley is just minutes from Lake Mendocino. It has an east road and a west road, and then off of those two rows is the alphabet roads is what I call them. So road A through road N I believe. That's how far it goes but it might go a little bit further. I'm not sure.
And then, there is the other side of the valley which is off of yuba drive, and then, of course, the all-time fan favorite of anyone that visits the area which is the Broiler Restaurant. Their lamb chops are to die for. Then, they also have the humane society of inland Mendocino located in redwood valley. And then we have a test of the vineyard's newly redone tack house. Then we have some new projects going in like the things testa vineyards is working on. You can find more information on their social media.
Soon, Ukiah Valley athletic club will have a gym in the red valley that will be 24 hours I believe, located in the Chester vineyards warren coffee shop. Same building not in the same unit, obviously. It was home to Mourinho's pizza which is dearly missed. The freeway goes through the town. This was previously the home to Jim jones if you don't know, was a famous cult leader that wasn't a happy ending but he didn't do anything bad while he lived in red valley. My co-worker actually sold his house and there was a monkey cage in the back. I had to stage it but I wouldn't stage it alone because I was too afraid. But river valley is home to a ton of amazing things. The lion's park farmers' markets are on Sundays and of course, the road valley fire station which is a volunteer-run.
If you're looking to buy a house in Redwood valley, there are a couple of things that you'll want to keep in mind. Typically all of the houses are either on well or potentially. Redwood valley water district, there are no new hookups going into redwood valley homes. So if you are unwell, that's something you'll need to keep in mind and make sure you get tested. If you're in redwood valley, you are going to be on septic. So keep that in mind where the septic is placed, where the leech lines are.
If you have plans to put in a pool are the leech lines right where you would like to do so and if you're getting us if you're buying a house with septic, make sure to get that tested. And check to see when it was last pumped and what it's permitted for. If you're buying a house in redwood valley, it's also great to pull the permit from the Mendocino county planning and building department to see what apartments were pulled and what weren't.
Recently, once in my life, I had an escrow in redwood valley and the appraiser asked you know, is this house permitted? And I said yeah, why would a house not be permitted? As turns out, the house was not a permanent permit permitted. So we were in escrow for over nine months. But of course, we made it out. So just keep that in mind and check those permit files sooner than later. It'll also tell you, you know, what the septic was, how large it is, where the lines are, and any other information that you might need to know. Of course, this is all information that I, your trusted realtor, will tell you when you're buying a house in redwood valley.
But other than that, I would love to know what your favorite memories in Redwood valley are. We just took my daughter to the black bart parade and it was super fun. I always remember loving firemen's barbecue and it was a blast. The last time I went, I'll make sure to post some videos of that too. Then, I'd say the average price range for the area is around 700, 000 but could be more or could be less depending on like I said the various amounts of acreage that is available in the area.
