November Home Maintenance List | Ukiah Real Estate
It's November! And I am going to give you my home maintenance checklist guide that every homeowner renter, a person living within four walls, and a roof should do for their home. So, make sure to get out your notepad, or don't even worry about it because the details will be in the description box but we're about to get started right now! Hi, my name is Kasie Gray, your homegirl, and broker associate in Ukiah California and I love helping first-time homeowners sell their houses. So, let's talk about the homeowner checklist like I said anyone that lives with four walls and a roof should be doing these things for their homes. The first one is clean out that exalt kitchen exhaust hood and filter. Get a new one or clean that filter up if it is reusable. Number two on the list is to clean out that kitchen refrigerator and pantry. I know especially with just getting back into the swing of school things and all of the busy things activities and everything else that's going on, sometimes the pantry can get a little neglected. So take everything out and put it in new bins if that makes you happy. Check for expired foods and just take the time to go through that same with your fridge. Check all the sauces and the door that have since expired since 2021 but you don't know how that's possible because you just checked six months ago. Replace the batteries in your smoke detectors and your carbon monoxide detectors if needed replace. The weather stripping on your windows sometimes can get deteriorated over time or just use of wear depending on if it's a high-traffic area. So get those replaced so you don't have any further issues during the winter months. Secure your home from pests and critters whether you're going to schedule somebody to come out and spray or check those drawer jams. And then last but not least wash all of your throw pillows and blankets. It is cozy season time so let's get those stale blankets out of that basket and give them a good wash. Real Estate Investing in Ukiah for Beginners | Invest in Ukiah
If you are longing for that dream home on some acreage, a large house, room for your family to grow, or always come back home, and you just don't know how to start or how you'll ever get the funds to purchase a home as I described, this is a perfect video for you! I'm going to teach you a little bit about how getting started investing small can help you in the long run! My name is Kasie Gray, I'm a realtor, and broker associate, in the Ukiah area. I have been helping people buy and sell homes for almost six years now. One of the things I love most is helping people sell their first home so they can buy their dream home or their move-up home and continue to build wealth through real estate. One of the easiest ways to do that is to just get started. To be able to purchase a property in the let's say eight hundred thousand dollar range you're going to need probably around five to ten percent to put down but five to ten percent to put down on an eight hundred thousand dollar loan. It could be quite a bit for most Working Families with busy lives, kids, inflation, all things. It feels like that's never going to be able to happen. So, what I typically recommend is a starter home which we are seeing slowly kind of fade away people don't want to commit to something that they aren't perfect for them, which I totally understand. I also feel that same way. You have to start somewhere and smaller especially when you only have the funds around 30,000 to put down for a home. So you're going to be looking at a lower down payment for a smaller purchase price. If you're anywhere in the Ukiah area, you can purchase a house for under 450 with a three percent loan and a three percent down loan and get a somewhat decent payment and be able to live in that. You know it might not be your dream home, but it works for you for now. Then while you move in you live there for two years minimum, so expect to plan for two years at least, that makes it so you don't have to pay capital gains tax on the property. If you do decide to sell it or you can continue to fix it up and work with me and your mortgage lender to see if we can possibly get you to keep that house. And use it as a rental property while you're living there for the next few years. You know make those cosmetic changes that people buyers are looking for in the market, neutral paint, a nice kitchen, updated bathrooms, clean and easy landscaping. Do those things that make you enjoy that house. When you're ready, and you have saved all of that equity and your house is appreciated you will be able to either take cash out and put it down on another house or you'll be able to just rent it out. Hopefully, you'll also have saved some money but the goal is to be able to build that equity so that you can sell that house for a profit. Put that money down on your next dream home. And that's how many many people continue to build their wealth through real estate. Stepping stones. It doesn't have to be all or nothing. Continue to do this until you know you get your perfect home but it doesn't always have to be you know the two-bedroom condo to the six-bedroom house or straight to the six-bedroom house.
