    I bet you've been wondering what an escalation clause is, well I have been too and then I gave it a goog, so I'm just gonna tell you what google said. Stay tuned if you want to hear my explanation and how I reiterated it from google. I'm just kidding! I literally just came up with that I don't even know why what's wrong with me. Okay, let's get started! Hi, my name is Kasie Gray, I am your broker associate, and now I am a broker associate in Ukiah. Today we're talking about an escalation clause with the market and the condition. It is a lot of people are offering escalation clauses. So I'm gonna explain what it is so you can understand what an escalation clause is because everybody wants to know what they are because like does anybody really know what they are I don't. I'm just kidding! I don't know why I keep saying that because I do know what they are and it's it's just funny. So if you've ever shopped on eBay there's a way that you can set your bid to increase every time. Someone else makes a bid so that's essentially what an escalation clause is so in your offer you have the right buyer to purchase a house for five thousand dollars over the highest offer you know pending they see the written offer with the written pre-approval or bank statement. So what this essentially does is eliminates you know the counter offers so say your offer is $450 and you are willing to go up to $475. You'll write that into your offer so if someone else does offer $470 then the listing agent knows that you're willing to go up to $475. This is essentially what an escalation clause is it's pretty easy and standard to write into your purchase agreements. If you have any questions about it just hire me as your buyer's agent.     3 Reasons You Need a Home Inspection | Why You Need It?

    Is it really necessary to spend hundreds of dollars on a home inspection when in escrow on a purchase the answer is yes and I'm about to give you the reasons why so stay tuned! Hi, my name is Kasie Gray, your homegirl, and broker associate here in Ukiah, and you know a home inspection expert. You just call me a home inspector, I'm just kidding! I do not go under houses that is my one rule won't go under my own, won't go under yours, so that's why we hire someone to do it and a professional at that. Getting a home inspection is important for many reasons and I'm about to cover those right now! So reason number one, you may think that the home is in perfect condition especially just from the naked eye from walking through the house looks to be in good shape, but most often than not. Some of the costliest problems are hidden. So termites leak foundation issues poor ventilation faulty wiring and those are all things that a home inspector will discover if they are there while you're in escrow to purchase a new property. Reason number two is that it is so important to have this done before escrow, before you sign the paperwork, and before you sign your closing documents to make sure that you know what you're getting yourself into. Sometimes a problem like faulty wiring or you know a foundation issue isn't an issue to you as long as you're prepared but you get into the house you've already signed all your paperwork, you own the house, and now you find out that there's an issue, and you don't have the money to cover that. Then, that's where you know lots of issues occur so. Reason number three is it gives you an accurate idea as to what you're going to be spending your money on in the next few years. If the roof needs to be replaced in five years, you can start saving up for that instead of saving up for a 72-inch tv. So these are some of the reasons why you need a home inspection. The home inspection can range anywhere from 300 to 500 depending on the size of the property and can save you anywhere from a thousand to you know upwards of sixty thousand dollars.     Pros of Owning a Home | Ukiah Real Estate

    There are some definite pros to owning your own house. Hello, my name is Kasie Gray, I'm your homegirl, broker associate here in Ukiah, and home-owning expert pro. I just always come up with the weirdest things. I don't even know what I say or why I say it but it is what it is and if you want to know about the pros of owning your own home, make sure to stay tuned! I mean to talk about it right now! Every time I get a new subscriber, I smile and you want to be the reason why I smile today. So, just do it! You know. It's nice. It doesn't cost you anything like that's Jimmy Fallon or Jimmy Kimmel, one of them says. So, one you don't have to wait for the landlord to fix anything that goes wrong. If something goes wrong, when you're a tenant, as most people know it takes forever and a day to get something done, and get something fixed, and it's annoying. You're like, bro, it's your property, you want it to be good, don't you? But sometimes they just take too long and it's annoying. And when you're a homeowner, you can just call whoever you want, and get them out asap as possible! You know, as soon as possible. So yes, that's one pro. The second pro is you can do whatever you want you can change. The floors you can change, the paint you can change, the light fixture you can tear down, and the deck if you have a permit. I mean there are things that you can do because there's like laws and stuff but you don't have a landlord saying you can't put up board and bat and then paint it black. You might have a boyfriend that says you can't do that but you don't have a landlord that says you can't. So I'm just very emotional about that apparently. Number three is you get to pay your mortgage every single month and you know where that equity is going. Into your pocket, not the landlords. At some point you'll be able to sell your house and have a ton of money that you already paid but I mean it's technically like still yours because eventually, you get to sell it and get that money back. So talk about great! Number four, there are some pretty awesome tax benefits. So when tax season rolls around you'll really like that mortgage interest deduction. Number five, you become so much more invested in the community in your neighborhood in the safety and surroundings of where your house is, and that in itself is just amazing. That's why we need homeowners that live and work and play in their community so that, you know, the community as a whole becomes a better place. So I think that's a great pro and you also get the chance of building long-lasting neighborhood friends. I mean that's wonderful! I know people that love their neighborhood and would never move regardless of the house because they love their neighborhood so so much.
