November Home Maintenance List | Ukiah Real Estate
It's November! And I am going to give you my home maintenance checklist guide that every homeowner renter, a person living within four walls, and a roof should do for their home. So, make sure to get out your notepad, or don't even worry about it because the details will be in the description box but we're about to get started right now! Hi, my name is Kasie Gray, your homegirl, and broker associate in Ukiah California and I love helping first-time homeowners sell their houses. So, let's talk about the homeowner checklist like I said anyone that lives with four walls and a roof should be doing these things for their homes. The first one is clean out that exalt kitchen exhaust hood and filter. Get a new one or clean that filter up if it is reusable. Number two on the list is to clean out that kitchen refrigerator and pantry. I know especially with just getting back into the swing of school things and all of the busy things activities and everything else that's going on, sometimes the pantry can get a little neglected. So take everything out and put it in new bins if that makes you happy. Check for expired foods and just take the time to go through that same with your fridge. Check all the sauces and the door that have since expired since 2021 but you don't know how that's possible because you just checked six months ago. Replace the batteries in your smoke detectors and your carbon monoxide detectors if needed replace. The weather stripping on your windows sometimes can get deteriorated over time or just use of wear depending on if it's a high-traffic area. So get those replaced so you don't have any further issues during the winter months. Secure your home from pests and critters whether you're going to schedule somebody to come out and spray or check those drawer jams. And then last but not least wash all of your throw pillows and blankets. It is cozy season time so let's get those stale blankets out of that basket and give them a good wash. It's fall y'all! And this is my favorite time to list a house especially if you're thinking about buying one. So, this video is for first-time sellers and my tips on how to best market your home! Let's get started! Hi, my name is Kasie Gray, I'm a realtor, broker associate, and I love helping first-time sellers find their dream homes. This is why I'm going to explain my top five tips for marketing your home. If it's the first time you're selling a house, this is the perfect video for you. Number one, we're going to start with professional photography, professional video, and a whole lot more! There is nothing worse than seeing a house go live and there is one picture with a thumb in front the fact that even people still do that just blows my mind but when you work with me, you get nothing but the best! So therefore we will have the best marketing campaign I have over a 50-point listing checklist that I go through when marketing your home. So you're going to get your home in front of every potential buyer possible. Number two, we're gonna have a data back listing price with strategy and everything that will entice buyers and reflect on today's current market conditions, and how are you gonna get that because you have me! The girl that does the market updates every month! So you know exactly what's going on and it is my job to make sure you get your house in front of as many potential buyers as possible, at the best price possible, and help you get your home actually sold. Not just on the MLS. Number three, you wouldn't believe this is even what's coming out of my mouth, but an air-free listing description. You know it doesn't have the word fertile in the first sentence. It is complete. It tells you stuff that you wouldn't know about the home. It tells you more than you would even like to know but is very helpful information. So that way you're not having to ask many questions and we'll also include some things in there to entice buyers to look at your home over the competition's home. Number four is advertising. As I said, I have over a 50-point listing checklist system that I go off of for each of my listings. So not only is your house going to go on the MLS but it's going to go out and postcards. It's going to go out on social media channels. It's going to go out to an email list to hundreds and thousands of agents. It's going to be everywhere possible. That's what you're paying a realtor for! So don't pay someone to just throw a sign up and put it on the MLS. Pay me to actually sell your home. Number five is my favorite agent-to-agent marketing. I cannot tell you the number of homes that have gone unviewed because of the lack of communication with other agents. Just when trying to schedule a showing or trying to find out information. Whether it comes to report disclosures or just a general information question that comes with wanting to view a listing. So many times my clients have been like, you know, what I don't even want to see and that to me is such a bummer. That's why as your agent, I do my best to have amazing relationships with every agent in town and get your house out there. Whether it's me, texting an agent personally to invite them to our broker tour or working with local lenders to see if they have any clients that might be interested in your home. So do not just call somebody random or the person that helped you buy your house. Last interview, some select agents that you think would do a great job for you don't go based off of commission because I promise you, when it comes to a realtor, you get what you pay for. Sometimes choosing the agent that's going to charge you six percent and actually get your home sold is going to be a lot worth a lot more than the agent that charges you four percent and just lets it sit on the MLS for 400 days. Because you know, it's pretty easy to get your real estate license, but it's not pretty easy to be like me.
